The “Bocca,” a master planned development, platted with 10,000 lots in 1972, averaged only a few new homes per year until the 1990’s but over the past 10 years new housing starts has increased until last year it exceeded the contractors capacity to build. Lumbert has set a goal of moving 400 lots in the Baca Grande over the next two years. Last year about 200 lots were sold and the area has reached a point where new home construction will be the economic cornerstone of Saguache County just as homebuilding in Mission Viejo was to Orange County in the 70Â’s.
The price and the beauty of the location have people from all over buying second homes there. The community has an average of educational level of 15+ years, higher than Cambridge, Mass.
The lots are fully developed with underground utilities (water, sewer, electricity, phone) to the lot line and some are on paved streets. “Comparable lots anywhere in the US sell for at least $20,000, more than these” said Lumbert, but prices are rising sharply.
