Local African American power broker would like to see more in the industry

The number of Black professionals in residential real estate has increased somewhat steadily since the early 1990Â’s. However, on the commercial-corporate real estate side, Blacks are a rare commodity, although it is much more lucrative than residential real estate.

“It has typically been a white-male driven industry, so minorities have never been given the chance to learn the commercial real estate ropes and past their experiences on to others”, stated James “J. R.” Foster, the only Black, and exclusive, Corporate Real Estate broker in the Tri-State area. Only 25, Mr. Foster joined The Staubach Company in 2001, as a prominent figure to grow the business, which has over 1,200 employees throughout the US. Mr. Foster believes that the industry must do more to recruit Blacks and other minorities. “I am a rarity, within Cincinnati’s Real Estate Market - as well as the rest of the global industry”.

The commercial and corporate real estate industry handles over $1.5 trillion in transactions across the US annually. According to various industry reports, of the industry's 100,000 or so professionals –asset managers, real-estate company executives, tenant rep and leasing brokers – less than 1% are African Americans. Foster has landed some very high-profile clients and lucrative deals to either relocate or expand business operations around the country, including Pfizer, Sara Lee Foods, Fox, and AGC Automotive Americas Co.. He has been the youngest and only Black broker working in a revenue - producing role in a top 10 rated real estate firm.

Entry barriers are prevalent throughout the industry and is one the most difficult obstacles to overcome. Experts believe that because of the large amount of money associated with corporate and commercial transactions, personal relationships and those with similar backgrounds as clients, take precedence over diversity. Foster was able to leverage a relationship he had developed over the years with a Cincinnati Executive to gain an interview with The Staubach Company. “In order to enter this industry, majority of it is through personal relationships and contacts within the industry”, he stated. “Once you have proven your worth, other real estate companies come calling.”

Another obstacle is the lack of awareness of the industry, although some corporate real estate firms are slowly beginning to realize the importance of having a diverse workforce because of the changing demographics. Outreach and educational programs are more likely to be implemented by a small number of successful Black-owned corporate and commercial firms than white firms.

Locally, Foster has been able to transform any color barrier issues into positive experiences by knowing the business and performing at a high level. “I do get the occasion "wide eyed" looks when I have my first introduction meeting with companies that did not know I was African American over the phone. Barriers in my opinion can be positive, because it causes you to be on the top of your game day after day”.

New Air Quality Study Marks Smoke Free Workplace Act Anniversary

Ohio Tobacco Prevention Foundation (http://www. otpf. org/) (OTPF), reports that a new study has given Ohioans yet another reason to celebrate the Smoke Free Workplace Act which made all workplaces, including bars and restaurants, smoke free. The study coincides with the one-year anniversary of the law going into effect.

Commissioned by the OTPF, the Ohio Air Monitoring Study compared the indoor air quality of 29 bars and restaurants in Ohio communities both before and after the comprehensive smoke free law was in place. Before the Smoke Free Workplace Act, employees in sampled locations were exposed to unhealthy air according to U. S. Environmental Protection Agency (EPA) standards which measures the fine particle pollution released in significant amounts from burning tobacco.

The Ohio Air Monitoring Study concluded that Ohioans now work in environments with safe levels of fine particle air pollution. The average level of indoor air pollution declined 94 percent after the venues went smoke free as a result of the Smoke Free Workplace Act. In addition, compliance with the law in the 29 places visited was 100 percent with no smoking observed.

“The Smoke Free Workplace Act has been a resounding success for Ohio,” said Mike Renner, Executive Director of the Ohio Tobacco Prevention Foundation (OTPF). “The Smoke Free Workplace Act is about the fundamental right we all have to breathe clean air in our workplace and when we visit someone else’s workplace. The Ohio Air Monitoring Study is a reminder that voters did the right thing, and they should be applauded for their support of this critical public health policy.”

Secondhand smoke contains more than 4,000 chemicals, of which at least 250 are known to be toxic or carcinogenic. According to the 2006 Surgeon GeneralÂ’s Report, there is no safe level of exposure to secondhand smoke and no ventilation system is designed to remove all the poisonous and cancer-causing chemicals in tobacco smoke.

The Ohio Air Monitoring Study was conducted by the nationally recognized Roswell Park Cancer Institute located in Buffalo, New York. Roswell Park has conducted these studies all over the world in urban, suburban and rural communities. Roswell Park was AmericaÂ’s first cancer center and has taken a leadership role in setting standards for cancer care, research and education.

Unfortunately, they are not alone.

There are many good people who become alcoholics, compulsive gamblers or drug addicts. They're really not that different from you and me. They have the same hopes and dreams. The only thing that separates them from the rest of us is a few key choices they made, usually during their teen years."

A survey, conducted in September 2006 by the Substance Abuse and Mental Health Services Administration (SAMHSA), found alarming figures of abuse of prescription drugs among young people. There are 6.4 million people ages 12 or older who used prescription drugs non-medically in the past month. Of these, 4.7 million used narcotic pain relievers, 1.8 million used tranquilizers, 1.1 million used stimulants (including 512,000 who used methamphetamine) and 272,000 used sedatives.

A report from the Schneider Institute for Health Policy at Brandeis University in 2001 found that alcohol is the most commonly used drug among young people: it kills 6 1/2 times more youth than all other illicit drugs combined. By the 8th grade, 52% of adolescents have consumed alcohol, and 40% of those who started drinking at age 14 or younger later developed alcohol dependence, compared with 10% of those who began drinking at age 20 or older. Also, 50% of high school seniors report drinking alcohol in the past 30 days with 32% reporting being drunk at least once in the same period.

Covey believes that many young people make the mistake of turning to drugs, alcohol and other negative addictions because they have a deeper need that is not being met:

-- They are trying to hide pain from the past, like a death in the family, a divorce or abuse

-- They have something missing from their lives (low-self esteem, past trauma incident)

-- They have a family history of addiction of some kind

-- They feel insecure and desperately want to belong

-- Their friends are doing it and they feel pressured by them

-- They feel confined and want to rebel

-- They want to escape from their current problems

-- They are bored or curious

Then, destructive patterns are established:

-- They start with drugs at a young age

-- They begin by using gateway drugs, like tobacco, alcohol and marijuana

-- They move into heavier drugs

-- They get addicted and their addiction consumes them

-- They fight the addiction -- and sometimes win -- but the battle continues throughout their lives

"Perhaps you are one of these teen statistics, heading down the path toward addiction. Maybe you're already hooked. Whatever your situation, remember that it's much easier to break those habits now, while you're still a teen, than it will be later," said Covey.

Covey counsels teens to be in touch with their own feelings enough to know if they are feeling depressed, angry, hurt, rebellious, fearful, insecure or have some other holes in their lives that need to be filled. Instead of filling up those holes with drinking or drugs, he suggests substituting harmful substances or practices with something more satisfying and enduring, such as positive addictions, where teens 'get high' naturally.

He offers the following list of Positive Addictions as alternatives:

1. Exercise. Working out and exercising releases endorphins, which are the body's natural painkillers and positive mood-makers. Have you heard of runner's high, that euphoric feeling you get while running? Nothing can clear your head like a good workout.

2. Sports. Competing in sports is healthy, consuming and addictive. Sports will help you meet new people and keep you so occupied you won't have time for the drug scene.

3. Music. Develop your musical talents. I have a friend who discovered he had a great gift for music at about age 13. Despite never taking a lesson, he became the best guitarist in the school. His music consumed him and when he was down, he'd play his guitar instead of drowning himself in drugs.

4. Service. Losing yourself in service has always been the best way to forget your own troubles.

5. Hobbies. Find something you love to do and get good at it. Whether it is photography, cooking or astronomy, hobbies produce a natural high without the big crash after.

6. Learning. Get turned on by learning. Read voraciously. Take advanced placement classes or college courses at your school. Pour your heart into it.

7. Family. No one cares more about you than your family, including cousins, aunts, uncles and grandparents. When you're hurting, cast your burdens upon them, instead of looking for another outlet.

8. Faith. Practicing your religion or beliefs alone or with others can give meaning and purpose of your life and offer you standards to live by.

9. Friends. In times of trouble, when problems are overwhelming, lean on good friends. Talk through your problems with them instead of the bottle.

10. Journal writing. Your journal can become your best friend, your solace, the place where you can let out all your emotions and not be judged.

Covey said, "Whether you are a famous Hollywood celebrity or an average, everyday teen, if you or others think you have a problem with substance abuse, the first step is to admit it to yourself. Then, get help from your parents, a good friend, a support group or a counselor. There are many treatment centers, programs and support groups that can help. You're better off if you don't try to fight it alone. Don't procrastinate, get help now. It will only get harder the longer you wait."

A new model looks to the socio-cultural contexts that make women susceptible to abusive relationships.

The Vulnerability Conceptual Model provides a tangible representation of a woman’s experience in her abusive relationship(s) and may aid her in determining her own relational and situational vulnerabilities. Using self-reflection, i. e. narrative therapy, women may find the origins of, their susceptibility to, and untapped resiliencies against violent relationships. An article published in the latest issue of Family Relations discusses this model and the vulnerabilities that emerged from interviews with seven Black and twenty-one White women who suffered chronic abuse by male dating partners. “Rather than victim-blaming, studying women’s vulnerabilities provides a theoretical basis for understanding why women stay in… and perhaps re-enter abusive relationships with the same partner or different partners,” the authors state.

Focusing on relational vulnerability (oneÂ’s beliefs about self and what is normal in an intimate relationship) and situational vulnerability (degree to which the woman is experiencing different types of stress when she began the relationship), the authors found common experiences and cultural differences among the women. Five sub-categories of relational vulnerability emerged: 1) external orientation or the degree to which the women see themselves as having value independent of others 2) socialization to violence 3) socialization to the abuse of power 4) a caretaker identity that led to problematic, needy partners, and 5) cultural factors. The first four categories were found in both Black and White women.

Culturally, Black women were affected by a strong race consciousness that compelled them to stay with Black men citing a desire to maintain their relationship in the face of the negativity and dysfunctional reputation of Black relationships. “Attempting to understand how women become victims of chronic abuse is an attempt to learn more about what fosters resilience,” the authors conclude.

U. S. Colleges and Universities Partner with Bookshare To Expand Collection of Accessible Textbooks for Students with Print Disabilities

Bookshare, the world's largest online accessible book library for people with print disabilities announces partnerships with eleven U. S. universities and colleges today. The University Partnership Program will significantly increase the availability of accessible materials and textbooks on behalf of the hundreds of thousands of U. S. post-secondary students who have disabilities that keeps them from reading printed books.

Bookshare announced today a University Partnership Program to significantly increase the availability of accessible materials and textbooks on behalf of the hundreds of thousands of U. S. post-secondary students who have a disability that keeps them from effectively reading printed books.

The Bookshare University Partnership will foster the growth of accessible materials for all U. S. students with qualified print disabilities through contributions of books scanned on college and university campuses legally under a copyright exemption in U. S. Copyright Law (17 U. S.C. § 121, often referred to as the Chafee Amendment). Under the Chafee Amendment, Bookshare membership is available to people who provide proof of a print disability, such as blindness or low vision, a reading disability or a physical disability that makes it difficult or impossible to read standard print.

Eleven U. S. colleges and universities now participate in the program: Arizona State University, De Anza Community College, CA, Indiana University, Michigan State University, Monterey Peninsula Community College, CA, The Ohio State University, Texas A&M University, University of California, Berkeley, University of Montana, University of Idaho, and The Hadley School for the Blind, IL.

Typically, post-secondary students must wait months after the start of a semester before getting their textbooks in a format they can read. Each year, across the country, university personnel engage in a labor intensive process at the beginning of a term to scan books or obtain digital files from publishers to provide students who have qualified print disabilities with accessible textbooks.

"Working closely with U. S. colleges and universities, we can demonstrate the power of pooling our resources to benefit students with qualified disabilities who need timely access to accessible books," said Jim Fruchterman, CEO of Benetech, the nonprofit organization which operates Bookshare. "This program extends Bookshare's core spirit of collaboration and partnerships to increase the opportunities for these students to have an equal educational experience."

Adhering closely to the Chafee Amendment, Bookshare will only accept donations of books purchased and scanned for students with qualified print disabilities or given to a college or university by a publisher with express permission to share the book with groups like Bookshare. Each book scanned on campus and donated to Bookshare for distribution reduces the duplication of effort nationally, minimizing the cumulative cost of scanning books. Scanning and proofreading a book can cost $100 to $1000 depending on its complexity; a collaborative sharing program will save campuses time and money on an annual basis.

"In addition to building a substantial collection of accessible books, this program can ease the burden and the financial cost for university scanning operations," said Jim Marks, President Elect of the Association on Higher Education and Disability (AHEAD), and Director of Disability Services at the University of Montana at Missoula. "We can serve thousands of students while saving our institutions time, resources and tens of thousands of dollars in scanning costs."

With an increased collection of post-secondary books, many more students will find the materials they need in the Bookshare library and will benefit from a better overall educational experience. Colleges, universities, or post-secondary schools can become Bookshare organizational members, sign up their students with qualified print disabilities, and recommend that students register for individual memberships. Bookshare membership includes two free ebook reader software programs that read the text of the books aloud, READ:OutLoud from Don Johnston and Victor Reader Soft from HumanWare. Campuses with Bookshare memberships can install these applications on all computers used by students with print disabilities. Students with individual memberships can install the applications on their personal computers.

"Bookshare is expanding fast!" said Ashley Seymour, a college junior majoring in health care at the University of Michigan-Flint, who has been blind since birth. "It's so easy for me to get my books on time and from one source. I don't have to wait for days or weeks. I just download my books, convert to MP3 files for my iPod and go to class."

Every book downloaded is fingerprinted using Bookshare's Digital Rights Management (DRM) technology. Universities contributing books will benefit from increased protection against illegal file sharing. The Bookshare DRM technology maintains a record of each downloaded book to identify potential misuse and copyright infringement.

"Since 2003, we have worked with Bookshare to contribute the books we scan for students with print disabilities," said Margaret Londergan, Manager of Adaptive Technology and Alternate Media Services at Indiana University. "With more campuses participating, we plan to search Bookshare before we begin scanning. This partnership will undoubtedly improve students' wait-time and help us provide a true benefit for our educational community."

Kabir’s Biography:

Kabir is an independent rapper, singer and producer from London. His music brews a robust blend of raw flow and message-oriented lyrics with unusual beats and soulful melodies. He currently lives in Cambridge, MA, and performs regularly at colleges and clubs around the Northeast. Kabir has performed alongside a wide variety of musical giants such as The Roots, Wyclef Jean, Talib Kweli, Lyrics Born, Common, Soulive, Maceo Parker and Galactic.

Kabir’s first self-produced album "Cultural Confusion" (featuring Mr. Lif, Virtuoso, & Esoteric) was released in 2001 and independently sold approximately 3000 units. “Cultural Confusion” is a multi-layered concept album with raw beats, real rhymes and instrumental interludes. Several songs on the record reveal Kabir’s personal struggles with his own multi-racial identity, while others take a broader view of cultures and the conflicts between people.

Kabir’s second album, “Fuel for the Fire” (Uncle Trouble Music) was released in August of 2003. For this album Kabir again called upon the services of some of Boston’s hottest MCs including: Esoteric, Virtuoso, Shuman, and III Kings. A number of talented singers also contributed to this album such as: Amayo (Antibalas Afro-Beat Orchestra), Lady K (Red Pill), and Ajahni (Vibewise). Kabir produced many of the tracks on this album himself, and a number of guest producers also put their stamp on the record. “Fuel for the Fire” is about the way people live and the emotions that inspire us to do what we do. Each song on the record represents a different influence that affects us.

Kabir’s new album, “Peaceful Solutions,” is due out on April 25th and is being released in partnership between Uncle Trouble Music and Raptivism Records. Once again Kabir has collaborated with a variety of different artists including Shuman, Ryan Montbleau, and Maria Alexieva on vocals. Many of the tracks on “Peaceful Solutions” are self produced, while others are done in collaboration with some of the same producers that Kabir worked with on, “Fuel for the Fire”. “Peaceful Solutions” will be Kabir’s most widely distributed album.

Kabir currently performs live re-creations of these songs as well as those from “Cultural Confusion” and “Fuel for the Fire” with his band. The band features a rotating lineup of all-star musicians, however, Kabir is always held down by his DJ, Axel Foley on the turntables. Kabir’s band provides the backbone for his live show: an infectious dose of thoughtful, energetic music.

The membership of the Association of Zoos and Aquariums (AZA) has elected Rick Barongi, Director of the Houston Zoo, to the AZA Board of Directors.

Barongi will serve on the AZA Board of Directors as one of its thirteen members. Barongi will be involved in every aspect of the national organization, including accreditation, ethics, animal welfare, and conservation.

SciChem Forensic Investigations is designed to show schoolchildren the scientific processes behind crime-scene investigation and is proving so successful that it has been shortlisted for the prestigious ‘Innovation Achieved’ category at this year’s awards.

The brainchild of Staffordshire University’s forensics Professor John Cassella, the project is designed to enthuse youngsters and to encourage their progression through science education.

To progress the idea, the University entered into a Knowledge Transfer Partnership with schools equipment company Scientific and Chemical Supplies Ltd (SciChem) to produce and market forensic science kits which are geared to the UK national Science curriculum.

An exciting range of Staffordshire University branded forensics kits - already included in the company’s equipment catalogues - allow blood samples to be analysed, fingerprints to be collected and compared and footwear impressions to be examined.

Professor Cassella said: “Once science is contexualised and, in part, dramatised it becomes more empowering to people of all ages. And the so called ‘CSI effect’ of forensic science is perhaps one of the strongest pieces of evidence for this.

“It’s a simple idea which has benefited from a brilliant KTP associate, a really good relationship with the company – and a realisation that not one of us could have pulled this off individually.

“We understand that we are one of only a few KTPs making an in-project profit and we hope long-term that in addition to Staffordshire University becoming synonomous with forensic science teaching, the University’s share of the profits can be ploughed back into other innovative research and ideas.”

The Knowledge Transfer Partnership employs Forensic Science graduate and Masters student Philip Morton as an Associate whose role has included researching the curriculum to see what needs to be included in the kits, writing the associated study guides for both teachers and pupils, providing hands-on training in the use of the kits and even modifying existing crime scene techniques and developing brand new equipment in teaching science.

Philip said: “Over the last two years I have developed, within SciChem, the ability to design, write, assemble and manufacture education resources that are unique to the market. I am very proud of this and the fact that we have received industry and region-wide recognition is fantastic.”

Tim Avery, Education Sales Director at SciChem Ltd said the partnership had exceeded all expectations and been the catalyst in discovering new untapped markets.

He added: “It started a process of moving us from a supplier to a developer and manufacturer of exclusive materials, and has enabled us to establish our new product development department. Our relationship with Staffordshire University now provides us with the platform for future development.”

“We feel hugely honoured to have been selected for the finals of The Lord Stafford Awards and we are delighted to be part of such elevated company.”

The 13th Lord Stafford awards are taking place at Stareton Hall, Stoneleigh Park, Warwickshire on the evening of November 18. It will be hosted by the BBC’s Kay Alexander. The keynote speaker is President of Virgin Galactic Will Whitehorn.

This document describes a proposed, voluntary, industry-wide reference tool and guideline to describe the features and functionality of the Portable Document Format (PDF) for the healthcare industry. It is designed to facilitate a means by which healthcare information is captured, exchanged, preserved, and protected so that participants within the healthcare system can use the well-known and trusted PDF specification as the electronic container of the information.

This guide was developed to promote and accelerate the adoption of a digital healthcare record model using XML-based standards. With the introduction of complex healthcare industry legal and regulatory requirements that directly impact the patient and healthcare provider, the adoption of the PDF Healthcare Best Practices Guide will be driven by the need for usability, portability, simplicity and availability of healthcare information.
